Clean, friendly hotel in a fantastic location.
Breakfast is fairly basic, but hotel still good value considering the location and good size of rooms.

The location was ideal, but that made it very noisy because of its proximity to San Marco.
The hotel staff was not very welcoming. I stayed in the single room, which was adequate, but extremely noisy. They do not sound proof their walls or windows at all and a lot of the rooms are located on a busy street. I did not get any sleep the first night and the second night was a bit better only because I bought earplugs (didn't drown out everything though). The towels they use are basically table cloths and thus are very uncomfortable and useless.
The small terrace we could sit and enjoy the rooftop view. Also the very clean, spartan room and the relaxing shower.
There was a loud buzzing sound at night, maybe from a pump that was very disturbing - starting and stopping randomly. Also the bed was hooked but not rigidly fixed to the wall so for a honeymoon couple the neighbours must freak out. And lastly the tv set was not functioning (although we followed the instructions) but, no problem, tv is not important anyway

Staff changed daily, not all could speak basic English. Hotel not a good resource for information. A pre-emptive guide on options for reaching the hotel from the mainland would have been extremely helpful.
The hotel is in the perfect location for exploring Venice on foot or by boat. If you arrive by train at Santa Lucia Railway Station or by bus at Piazzale Roma, you get a fun and spectacular introduction to the city during your pleasant 50 minute boat ride to the hotel. The single room I occupied was larger and more comfortable than many if not all in that category that I have stayed in elsewhere. The neighborhood is also safe for a single woman to walk around and home to after staying out late.
The staff was always very kind, and was very helpful with a bit of a language barrier. The air conditioning was amazing, especially with the heat being so unforgiving at the time. The shower had great pressure and that was a huge bonus after walking and touring all day in extreme heat. I would recommend this hotel to anyone at all.
The staff was very friendly and helpful. The location was excellent; just a few steps from the Basilica and most major attractions. The room was clean and comfortable and had a fantastic air conditioning.

The room was clean (including air-con, which was extremely important due to the hot temperatures). The position is very good (five-minute walk to Piazza S. Marco, and many ferry stops close to the hotel).
Nothing really significant. The room was quite narrow, but ok for a single bed. Free internet access only in the lobby on a shared PC.
It was clean, bed very comfortable and it was central. Breakfast simple but Ok and far cheaper than anything else in the vicinity! It was adequate for our first visit to Venice, basic but comfortable.
No bar or area to get a fresh coffee in the day, just vending machine for water and coffee.

The evening desk person initially was not helpful for our group to use th e computer. And I especially was unhappy with the booking agent that required that I pay the booking rate as opposed to the rate promised, being apart of the Rick Steves tour. I had used your web site and had thought I was booking direct. I do not know why a booking agent got involved. And when I tried to change, I was not allowed to.
It was close to the st Marc place.
Location was within one block of St. Mark's Square in Venice. Lots of places to eat and very convenient. It was very clean and quite spacious with a large bathroom. Bed was very comfortable. Hotel staff were very helpful and spoke English. Since we had a very late flight scheduled, the staff were extremely nice about allowing us to leave our luggage in the hotel lobby after we checked out and using their restrooms for the rest of the day. Venice is quite expensive so this was a great choice for a moderately priced hotel. We would definitely stay here again. Wonderful hotel in a fascinating city.
The entrance has a somewhat steep 15-20 step staircase to climb before you can check-in, but a mobility chair is available for the handicapped.
The hotel's location was fantastic, It was right in the heart of things, yet quiet as well.The staff were helful and I liked the range of tourist books about Venice I could read. I would have liked a hot water jug in my room, but the machine for hot water, tea and coffee was useful, I'd recommend this hotel for anyone coming to Venice, particularly for its cleanliness, security and location.
Everything was fine, but I would have liked a hot water jug in my room to make hot drinks.
